Picerne Development recently got approvals from the state for tax credits to help finance City Park at Merritt Street with 102 affordable housing units. It's expected to have a mix of two- and three-bedroom townhouses atop flats in a three-story project that is about a third of a mile north of the Altamonte Springs SunRail Station.
Financed with tax credits issued through Florida Housing Finance Corporation, City Park is expected to offer rents to qualified tenants for as little as $450 for a two-bedroom unit and $850 for a three-bedroom. Income restrictions apply. Todd Wind, of Picerne, said he expected construction to begin early next year, with completion in mid-2017.
Maitland
In April, Maitland approved plans for Maitland Station with 293 units apartments next to its station. The project would have as many as five stories and reach 68 feet tall. As proposed by Epoch Properties, the mix of floor plans would include 155 with one bedroom, 128 with two bedrooms and 10 with three bedrooms. Despite residents' requests for shops on the first floor, developers have said retail is not feasible. Located at the old Parker Lumber site on U.S. Highway 17-92, the 5.3-acre project wraps around an open-space style courtyard featuring an old sinkhole.
Meadow Woods
The land near the proposed Meadow Woods Station has development potential with a long-closed golf course that is owned by El Shaddai Christian Church Inc. Another group, headed by Reynaldo Tirado of Belle Isle, purchased about 50 acres across Orange Avenue from the proposed station. Orlando developer Dwight Saathoff owns a small pie-shaped piece of land nearby. And community activist Jose Hoyos has proposed plans for apartments, educational facilities, airport transit connections and an assisted-living facility.
Orange County Planning Manager Alberto Vargas said the county is studying the site. No formal plans have emerged and the county has worked with Rollins College students on development concepts.
Meadow Woods has always been conceptualized by FDOT [Florida Department of Transportation] to be a little more suburban than the Sand Lake Station, Vargas said. But as the county proceeds with development plans for both the station and the nearby International Drive area, the property surrounding the Meadow Woods station would likely be developed as something more than suburban-style projects, Vargas said.
DeBary
City officials in DeBary have discussed removing a prohibition on gambling in order to support development such as a card room and horse track near the city's SunRail station. Plans for a gambling operation have been proposed by DeBary Real Estate Holdings LLC, which is overseen by Charles Lichtigman, owner of Charles Wayne Properties Inc. Residents have said DeBary Mayor Clint Johnson has surveyed them about development options such as gambling, a high school or apartments; Johnson and council member Chris Carson led support for the city to consider ending its gambling prohibition, according to the Daytona Beach News Journal. Carson could not be reached for comment.
Elsewhere
In addition to those development plans and proposals, several apartment projects are being built near existing stations: Crescent Central Station, with 280 units between the Lynx SunRail Station and the Orange County Courthouse; and The Sevens, with 333 units about three blocks from that station.
Farther north, Weston Park at Longwood Station is underway with 208 units and Station House in Lake Mary will have 200 units.
Next to the Florida Hospital SunRail, the Ivy Residences at Health Village have been completed with 248 units. Developer Craig Ustler said the project was about 60 percent leased, and half of the renters worked at Florida Hospital.
